8 documented drivers behind the value of this parcel.
01
Swamp Rabbit Trail across the street
The lot sits directly across from the Prisma Health Swamp Rabbit Trail, a 28-mile greenway network linking Greenville, Travelers Rest and Conestee. The trail logged 2.3M+ users in 2024 and is the single strongest amenity driver in the county.

02
On The Trail GVL β $2B+ redevelopment
The former Union Bleachery mill site, 240 acres immediately nearby, is being redeveloped as a $2B+ mixed-use district. First phase "Venture on the Trail" β 222 apartments at 301 Alston St β broke ground May 18, 2026 with delivery in 2027 and a $47M construction loan from CIBC. The master plan adds retail, office, hotel and an education/research campus.

$20.3M federal RAISE grant fully funded
Funded in February 2026, the grant pays for up to a 2-mile Swamp Rabbit Trail extension through Sans Souci toward Union Bleachery and Paris Mountain State Park. It includes a pedestrian bridge over the Reedy River and up to 6 pedestrian bridges, including crossings at Old Buncombe Rd and N Franklin Rd.

Old Buncombe Rd road diet (SCDOT)
Old Buncombe Rd is being narrowed from 4 lanes to 3 with a center turn lane between Cedar Lane/Pete Hollis and W Blue Ridge Dr. The project is funded and bid, with construction in late 2025 / early 2026. Slower traffic and safer crossings raise walkability for the whole corridor.

05
Sewer & water modernization
MetroConnects is replacing the 120-year-old sewer system in the Union Bleachery mill village: 4,953 ft of new lines and 27 manholes under the Clean Water Forward program. New infrastructure removes the classic infill risk in older Greenville neighborhoods.

How to read this
The 2 closed sales nearest the subject both traded at $70,000 β one at 0.13 ac, one at 0.49 ac β an average of about $340,000 per acre, or roughly $82,000 for a raw lot of this size. Buyers in Sans Souci pay per buildable site, not per square foot. This lot is priced above raw land because the site work is done: clearing, grading, Class A survey, recorded 10-ft utility easement, and $6,980.25 in water tap fees for 2 units are already paid, and zoning permits 2 units instead of 1. The buyer gets 2 ready-to-build pads for $55,000 each.
